1 Just Letting
1.1 We will carry out a rental valuation your property.
1.2 We will inform you of our marketing approach.
1.3 We will inform you of your legal & safety regulations.
1.4 We will introduce and actively seek tenants that meet your personal requirements.
1.5 We will conduct and arrange viewings of your property.
1.6 We will comprehensively reference prospective tenants.
1.7 We will comprehensively reference a Guarantor if needed.
1.8 We will arrange the tenancy agreement.
1.9 We will check the tenants into the property after they have signed the tenancy if required.
1.10 We will make every effort to set up a standing order.
1.11 We will make sure that the damage deposit complies with the housing act 2004 and is covered within the Deposit Protection Service (DPS).
1.12 We will collect the first’s month rent and damage deposit (1 month’s rent) we will then pass this onto you after our deductions as agreed with you.
2 Management (In addition to Just Letting)
2.1 We will inform the utility providers of the new occupants and the metre readings.
2.2 We will check the tenants out of the property when there tenancy comes to an end.
2.3 We will manage the day to day issues of the property on your behalf.
2.4 We will inspect your property on a quarterly basis (NOT A STRUCTURAL OR BUILDING SURVEY)
2.5 We will organise general repairs on the property up to a value of £150, repairs over £150 we will seek your permission. We will however reserve the right to carry out repairs in excess of £150 in emergencies.
2.6 We will assist if applicable the management company during the tenancy.
2.1 Just letting fee is set at 75% inc. vat. The fee is collected from the first month’s rental

2.11 Management fee is set at 10% this fee will be taken from each month’s achieved rental for the duration of the tenancy. There is one off admin setup fee 75% which will be taken from first month’s rent. Management service fee includes
